Tokenize your Real Estate
The problem HomeChain solves
Real Estate Tokenization
Project Description
A decentralized platform enabling anyone to invest in real estate through fractional, blockchain-based tokens. Investors receive rental income and capital appreciation proportional to their token holdings. The platform enhances liquidity, accessibility, and transparency in the $380 trillion real estate market, making property ownership available to all.
How Does It Help? (With Statistics)
1. Accessibility & Financial Inclusion
Problem:
- High capital required; average property prices:
- Mumbai: $240,000+
- Bangalore: $145,000+
- Delhi NCR: $180,000+
- Global average urban property price: $500,000+
- Small investors locked out of these markets
Solution:
- Fractional token ownership with investments starting from $12
- 1.4 billion unbanked/underbanked globally can access property markets (World Bank, 2023)
- Millennials & Gen Z increasingly seeking fractional asset ownership (PwC, 2023)
2. Liquidity in a Traditionally Illiquid Market
Problem:
- Global real estate market size: $380 trillion (Savills, 2024)
- ~80% remains illiquid and inaccessible
- Property sales typically take 3-6 months (Knight Frank, 2023)
Solution:
- Tradable tokens enable instant buy/sell on secondary markets
- Real estate becomes a liquid, flexible asset class accessible 24/7
3. Passive Income for Investors
Problem:
- Passive income inaccessible due to high capital needs
- Average Rental Yield in India:
- Residential: 3-4%
- Commercial: Up to 8% (JLL, 2024)
- Complex income distribution processes
Solution:
- Automated rental income proportional to token holdings
- Example: $1.2 million property, 7% rental yield → $84,000 annual income shared
- Investors receive monthly/quarterly payouts without legal complexity
4. Transparent & Secure Ownership via Blockchain
Problem:
- Global real estate fraud: $400 billion annually (Interpol, 2023)
- Manual, error-prone title and income verification
- Ownership disputes and opaque income flows
Solution:
- Immutable, transparent blockchain-based ownership records
- Smart contracts automate rent payouts and ownership tracking
- Eliminates intermediaries and reduces fraud risk
5. Price Appreciation with Property Demand & Value
Problem:
- Small investors miss property appreciation opportunities
- India's property price appreciation: ~6% annually (Anarock, 2024)
- Prime global cities see 8-12% annual growth
Solution:
- Token price reflects property appreciation and demand
- Investors benefit from stable income plus token value growth
6. Global Participation
Problem:
- Cross-border property investment complex and restricted
- Only ~5% of global real estate accessible to international investors (OECD, 2023)
Solution:
- Tokenization enables borderless, global participation
- Invest in prime real estate markets worldwide
- Democratizes access to diversified international property assets

- Unlocks trillions in inaccessible property value
- Contributes to financial inclusion and wealth democratization
Challenges we ran into
HomeChain Project Challenges
1. Multi-Contract Architecture Coordination
Challenge: Managing interactions between three separate smart contracts (Verification, PropertyData, and RealEstate main contract).
Specific Issues:
- Ensuring proper access control between contracts
- Managing gas costs for cross-contract calls
- Maintaining data consistency across contracts
- Handling contract upgrade scenarios
- Coordinating deployment order and dependencies
Solution Approach:
- Implemented interface-based contract communication
- Created modular architecture with clear separation of concerns
- Established proper access control mechanisms
2. Chainlink Oracle Integration Complexity
Challenge: Implementing reliable external data fetching through Chainlink Functions for property verification and market data.
Specific Issues:
- Configuring Chainlink Functions to fetch property ownership data from external APIs
- Handling API rate limits and response timeouts
- Ensuring data consistency between multiple oracle calls
- Managing subscription fees and LINK token requirements
- Debugging oracle responses and error handling
Solution Approach:
- Implemented fallback mechanisms for oracle failures
- Created custom API endpoints for property data validation
- Established proper error handling and retry logic
3. Real Estate Data Verification
Challenge: Verifying authentic property ownership and market data in a decentralized manner.
Specific Issues:
- Validating property ownership documents
- Ensuring data authenticity from external sources
- Handling different property registration
- Managing privacy concerns with property data
- Dealing with offline property verification processes
Solution Approach:
- Created custom API for property ID validation
- Implemented multi-layer verification system
- Used Chainlink oracles for decentralized verification
4. Rent Distribution Automation
Challenge: Automatically distributing rental income proportionally to token holders.
Specific Issues:
- Calculating precise proportional distributions
- Handling gas costs for multiple transfers
- Dealing with failed transfers and refunds
- Ensuring fair distribution without manipulation
Solution Approach:
-Implemented comprehensive error handling
-Tried to simplify the logic and then implement
5. Security and Access Control
Challenge: Ensuring secure access for tenants while maintaining decentralization.
Specific Issues:
- Generating secure random access codes
- Preventing unauthorized rent payments
- Protecting against smart contract vulnerabilities
- Managing private keys and wallet security
- Preventing front-running and MEV attacks
Solution Approach:
- Implemented one-time access code system
- Used OpenZeppelin security patterns
- Added proper access control modifiers
6. Frontend Integration with Web3
Challenge: Creating user-friendly interfaces that interact seamlessly with blockchain.
Specific Issues:
- Managing MetaMask connection
- Handling transaction confirmations and failures
- Implementing proper error handling for Web3 interactions
- Managing gas estimation and transaction costs
- Creating responsive UI for complex blockchain operations
Solution Approach:
- Implemented comprehensive error handling
- Created intuitive user flows for complex operations
- Added transaction status tracking
