Decentralized Real Estate Management System
The problem Drems solves
Core Problems in Traditional Real Estate Investment
- High Barrier to Entry 💰
Traditional Problem:
Real estate investments require massive capital ($100K+ minimum)
Geographic limitations restrict investment opportunities
Complex legal processes and paperwork
High transaction fees and lengthy settlement times
DREMS Solution:
Fractional ownership starting from just $10 USD
Global access to properties through blockchain tokenization
Instant settlement with smart contract automation
Low fees leveraging Avalanche's cost-efficient infrastructure - Illiquidity Crisis 🔒
Traditional Problem:
Real estate assets are highly illiquid (months to sell)
No secondary markets for fractional ownership
Exit strategies are complex and expensive
Geographic constraints limit buyer pools
DREMS Solution:
Instant liquidity through tokenized property shares
24/7 trading of property tokens on decentralized exchanges
Cross-chain accessibility via Chainlink CCIP bridges
Global liquidity pools accessible from multiple blockchains
3. Manual Property Management Overhead ⚙️
Traditional Problem:
Manual rent collection and distribution
Delayed property valuations and market updates
High operational costs for property management
Human error in financial calculations and distributions
DREMS Solution:
Automated rent collection via Chainlink Automation
Real-time property valuations using Chainlink Price Feeds
Scheduled maintenance checks executed automatically
Transparent, immutable record of all transactions

Challenges I ran into
- Chainlink Price Feed Stale Data Issue 🕐
The Problem:
During development, we encountered a critical issue with Chainlink's ETH/USD price feed on Avalanche Fuji testnet returning future timestamps (June 2025), causing our smart contracts to fail with StalePrice errors.
Root Cause:
The Chainlink price feed was returning timestamps from the future, breaking our staleness validation logic in the OracleLib.sol library.
How I Solved It:
Identified the issue through extensive debugging and error analysis
Created a custom OracleLib with relaxed staleness validation for testnet
Implemented fallback mechanisms for when price feeds are unreliable
Added comprehensive error handling with user-friendly messages
// OracleLib.sol - Fixed Implementation
function getTimeout(AggregatorV3Interface priceFeed)
public view returns (uint256) {
// Relaxed timeout for testnet issues
return 86400; // 24 hours instead of 3 hours
}
- Cross-Chain Bridge Message Complexity 🌉
The Problem:
Implementing Chainlink CCIP for token transfers required complex message encoding and decoding across different chains, with proper error handling for failed transfers.
Technical Challenge:
// Complex CCIP message structure
const message = {
receiver: abi.encode(['address'], [destinationContract]),
data: abi.encode(['address', 'uint256'], [recipient, amount]),
tokenAmounts: [{
token: tokenAddress,
amount: transferAmount
}],
feeToken: LINK_TOKEN,
extraArgs: defaultAbiCoder.encode(['uint256'], [gasLimit])
};
How I Solved It:
Studied CCIP documentation extensively and implemented step-by-step
Created comprehensive testing scripts for each chain interaction
Built robust error handling for different failure scenarios
Implemented message tracking with CCIP Explorer integration
3. Smart Contract Gas Optimization ⛽
The Problem:
Initial contract deployments were expensive and some functions consumed excessive gas, making the platform less accessible.
Optimization Strategies:
Optimized storage patterns to reduce SSTORE operations
Implemented efficient batch operations for multiple property management tasks
Used Avalanche's low gas fees strategically for frequent operations
Added gas estimation in frontend for better UX
Results:
Reduced average transaction costs by 60%
Improved automation efficiency for Chainlink keepers
Enhanced user experience with predictable gas costs
